PLEASE TAKE NOTICE, that the Town of Ancram Planning Board will hold a public hearing on Thursday, December 2nd, 2021 at 7:00 p.m.
PLEASE TAKE FURTHER NOTICE, that the public hearing will be a hybrid public hearing accessible both in-person and via Zoom. The public hearing will take place at the aforementioned date and time: (1) at an in-person meeting of the Planning Board to be held at the Ancram Town Hall, located at 1416 County Route 7 Ancram, New York 12502; and (2) at the same date and time via Zoom. (Zoom access information below). Verbal comments may be offered to the Planning Board by the public via the Zoom access.
Under consideration by the Planning Board are the applications for a Special Use Permit, Lot Line Adjustment (Subdivision) Approval and for Site Plan Approval for a proposed Retreat Center on properties in the Town of Ancram bearing the Tax Parcel IDs: 205.-1-24.4, 205.-1-24.5, 205.-1-24.6, and 205.-1-24.7. These parcels are owned by P & M Farms LLC, RSG Farms LLC, SSG Farms LLC, and P & M Farms LLC, respectively. The parcels are located at 2540 New York State Route 82, Ancram, NY, 12502.
The proposed retreat center will include the adaptive reuse of an existing residence for a five (5) guest room inn, and the development of four (4) separate lodging cottages for overnight accommodations, including three (3) separate buildings for associated recreational support uses on the east side of the property. The development proposed for the west side of the property consists of a “glamping” area with 22 individual camping structures; 17 of which provide overnight accommodations with bathrooms, and five (5) of which provide recreational uses for the campers, including a food truck and an organic farming operation. The west side also includes three (3) small additional structures, including a well house and two (2) composting restrooms. Also included within the proposed action are all parking, access roads, private wells, individual sewage disposal systems, and stormwater management infrastructure to support the development proposal. The inn will also have a restaurant for patrons utilizing produce from the onsite organic farming operation. Recreational amenities for the commercial retreat will include massage, horseback riding, swimming, exercise, art, etc. The camping use will be glamorous camping (“glamping”) and will be provided in individual cabins and rustic buildings. Organic farming will utilize open space on the site that has been used historically for farming operations and will also include the construction of two (2) farm-related buildings to support produce processing and equipment storage.
